Cost segregation is an engineering-based study that reclassifies parts of your property into shorter depreciation schedules, letting you take far more depreciation in the early years. For most properties above roughly $200K in basis, the first-year deduction dwarfs the cost of the study — often by 10x or more. We'll run a free estimate so you know your numbers before committing.
Can you handle my 1031 exchange?
