Big Ideas for Small Spaces

There is a special kind of magic in a small home done well, and chasing that magic — in backyards and garages and spare corners all over Portland — is the whole joy of Nook & Beam. For nine years, from our studio on SE Division, we have designed ADUs, garage conversions, tiny homes, and small additions, and we have delivered over 600 of them across the city. Small-home design is its own craft, and honestly it's harder than it looks. When you only have a few hundred square feet, there is nowhere to waste and nowhere to hide; every inch has to earn its place, every bit of storage has to be clever, and the whole thing has to feel bright, open, and complete rather than cramped. Getting a tiny home to feel spacious and joyful takes real skill — the play of light, the borrowed space of a garden or a high ceiling, the built-ins that disappear, the plan that lives far larger than its footprint. That's the part we love. And because we've done it 600 times, we also know the other thing that makes or breaks a Portland ADU: the rules. Portland has one of the best ADU programs in the country, but the zoning, the permits, and the process can be daunting, and we handle all of it so you don't have to. We know what your lot can do before you do. The reason people build these little homes is wonderfully practical — rental income, a place for aging parents or grown kids, a home office, a downsizing plan, a way to make an expensive property finally work harder for you — and we design for those real goals, warmly and beautifully. Making small homes that are a joy to live in and a genuinely smart move for your property, and making the whole process feel easy and even fun, is the entire reason our studio exists.

Why It Matters

The Smartest Square Footage You'll Ever Add

There is a quiet revolution happening in backyards all over Portland, and it comes down to a simple realization: the most valuable, flexible, and smartest space you can add is often the small home in your own backyard. An ADU or a converted garage does something almost no other home improvement can. It can generate real rental income that helps carry your mortgage or fund your retirement. It can give aging parents or grown kids a way to live close but independent, keeping family near without anyone giving up their own front door. It can be a home office, a studio, a guest house, and eventually your own downsizing plan, all from the same little building. And it adds genuine, lasting value to your property, in a housing market that prizes exactly this kind of flexibility. Dollar for dollar and square foot for square foot, a well-designed small home is often the highest and best use of the space you already own — but only if it's designed well. A cramped, awkward, poorly-lit ADU is a disappointment nobody wants to live in and a drag on your property; a bright, clever, genuinely lovely one is a joy to live in, easy to rent, and a real asset for decades. The difference is entirely in the design and the expertise behind it: the skill to make small feel spacious, and the know-how to get it permitted and built without a headache. Bringing exactly that skill and know-how to Portland's backyards is what our studio does — and it's the difference between a little building you tolerate and a little home that quietly makes your whole property, and your life, work better.

  • The smartest space you can add is your backyard
  • Rental income, family space, office, downsizing — one building
  • Real, lasting value in a flexibility-hungry market
  • But only if it's designed and permitted well

Nook & Beam designed the ADU in our Sellwood backyard, and it changed what our property could do for us. They fit a genuinely lovely, light-filled one-bedroom home onto a small lot, worked through Portland's ADU rules like it was second nature, and made the whole thing feel easy and even fun. It rents out and covers a big chunk of our mortgage now, and it's so nicely designed that we almost want to live in it ourselves. They know small-space design cold and they know Portland's permitting cold. We tell every neighbor thinking about an ADU to call them first.

We converted our old detached garage into a studio for my mom with Nook & Beam, and they worked magic in a tiny footprint. Every inch is considered — storage, light, a real kitchen and bath, a little porch — and it feels like a proper home, not a converted garage. They guided us through the permits and the budget with total transparency, and they were a genuine pleasure to work with. Mom loves living close but independent, and it added real value to our property. For anyone thinking about a garage conversion or a small home, they're the ones to call.

Nook & Beam designed a small backyard cottage for us in St. Johns, and it's the most charming little building on the block. They have a real gift for making a tiny home feel spacious and bright, with clever built-ins and a connection to the garden that makes it feel twice its size. They know Portland's ADU program inside out and moved our permits along without a hitch. It's now a guest house, a home office, and eventually our downsizing plan all in one. Working with a studio that specializes in small homes made all the difference. We couldn't be happier with our little nook.
Good Questions

Building a Backyard Home, Answered

Can I really fit an ADU on my lot?

In Portland, more often than you'd think — the city has one of the most ADU-friendly programs in the country, and many lots that don't look like obvious candidates actually work beautifully. Whether yours does depends on things like your lot size, setbacks, existing structures, and the type of ADU you want (a new backyard building, a garage conversion, or a basement or attic unit), and figuring that out is exactly what our early lot check is for. Before you get too deep, we look at your specific property against the current rules and tell you honestly what's possible and what it would take. Many homeowners are pleasantly surprised. If you're curious whether your backyard could become a little home, that quick feasibility check is the perfect, low-commitment place to start.

Do you handle the permits and Portland's ADU rules?

Yes — and it's one of the biggest reasons people work with us instead of going it alone. Portland's ADU program is wonderful but the zoning, permitting, and process can be genuinely confusing, and small mistakes can cost real time and money. We know the rules cold because we've navigated them 600+ times, and we handle the whole thing: confirming what your lot allows, designing to what will get approved, preparing and submitting the permit documents, and shepherding the project through the city. For you, that means the most intimidating and tedious part of building an ADU is simply taken care of, and your project keeps moving. It's a core part of what we do, not an add-on, and it's a big part of why our clients say the whole process felt easy.

How can a tiny home not feel cramped?

This is the heart of what we do, and it's genuinely a craft. A small home feels cramped when it's designed like a shrunken big house; it feels spacious and joyful when it's designed as a small home from the ground up. That means using light generously — big windows, good orientation, high ceilings where we can get them; borrowing space from a garden, a porch, or a lofted area so the home lives beyond its walls; designing clever, built-in storage that disappears so nothing feels cluttered; and laying out the plan so every space does double duty and flows into the next. Done well, a few hundred square feet can feel bright, open, and complete — even generous. After 600+ small homes, making tiny feel big is the skill we're proudest of, and it's the difference between an ADU you tolerate and one you love.

Why would I build an ADU — is it worth it?

For most of our clients, emphatically yes, because an ADU is one of the most flexible and financially smart things you can do with a property. It can generate rental income that helps carry your mortgage or supplement your retirement. It can house aging parents, adult kids, or guests — close but independent — which is priceless for a lot of families. It can serve as a home office or studio. And it adds real, lasting value to your property in a market that increasingly prizes this kind of flexible space, often returning far more than the cost to build. The key is that all of those benefits depend on the ADU being designed and built well; a great one is an asset you'll be glad you built for decades, while a poor one is a missed opportunity. Helping you make it a great one — and a genuinely smart move — is exactly our job.

How much does a backyard home cost?

It varies with the type and size — a garage conversion, a basement unit, and a new detached ADU are quite different projects — as well as your finishes and site conditions, so we give you honest, specific numbers early rather than a vague range that helps no one. What we can tell you is that we design to your budget from the start, make cost-conscious decisions throughout, and are transparent about the full picture, including permits and site work, so there are no ugly surprises. We also help you think about the return: for many homeowners, the rental income or the value an ADU adds makes the math genuinely compelling. After an initial chat and a look at your lot, we'll give you a clear, realistic sense of the investment and what it can deliver. Straightforward numbers and no surprises are part of how we make the whole thing feel easy.

What areas do you serve?

Our studio is on SE Division in Portland, and we work throughout Portland and the surrounding metro — Southeast Portland, Alberta, Sellwood, Hawthorne, St. Johns, and out to Beaverton and the nearby suburbs. This is our home turf, and knowing Portland's specific ADU program, zoning, and permitting process intimately is a huge part of the value we bring — the rules really are local, and local expertise matters. If you're just outside the metro and thinking about a backyard home, we're glad to talk and point you in the right direction. If you've got a Portland lot and a dream of a little home in the backyard, we'd love to help you figure out what's possible.
