Commercial Architecture Has to Perform

A commercial building is not a monument; it's an asset and a tool, and it succeeds only if it performs for the people who own it, occupy it, and pay for it. That reality sits at the center of how Fulton & Grey practices. For twenty-two years, from our studio in Fulton Market, we've designed workplaces, retail and hospitality environments, and mixed-use and multifamily projects across Chicago and the Midwest, and we've held ourselves to a dual standard on every one: it has to be excellent architecture, and it has to work as a piece of real estate. That means we design for the outcomes owners actually measure — efficiency and cost per square foot, flexibility over a long lease, speed to occupancy, the way a space recruits talent or drives sales or commands rent — at the same time as we design for beauty and experience, because in commercial work the two are not in tension; the best-performing buildings are usually the best-designed ones. It also means we think like the people we serve. We understand pro formas, phasing, entitlements, landlord coordination, and constructability, so our ambitious ideas actually pencil and actually get built, on the schedules and budgets that businesses have to plan around. And we run projects with the rigor and reliability that high-stakes commercial work demands — impeccable documentation, deadlines met, complexity managed, quality protected from concept through construction. The result is commercial architecture that elevates a brand or a development and delivers on the numbers — buildings that are a pleasure to be in and a success on the balance sheet. Making architecture that performs on both counts is the entire discipline of this firm.

The Fulton & Grey Way

Three Convictions

For commercial architecture that performs, Midwest owners and developers trust Fulton & Grey.

Beauty and Numbers Aren't Rivals

In commercial work the best-designed building is usually the best-performing one. We refuse to trade them off.

Design for the Owner's Outcomes

We design for what owners actually measure — cost, flexibility, speed, rent, recruitment — not just the render.

Ambition That Gets Built

Ideas that don't pencil or can't be built aren't architecture. We make ours real, on real budgets and schedules.

Why It Matters

Good Commercial Architecture Pays for Itself

It's tempting to treat architecture as a cost to minimize on a commercial project — a line item between the land and the lease-up. That's a costly misunderstanding, because on a commercial building the design is one of the biggest levers on the financial outcome, and good architecture reliably pays for itself many times over. A well-designed workplace recruits and retains talent and lifts productivity, which dwarfs its cost on any company's P&L. A well-designed retail or hospitality space drives traffic, sales, and brand equity. A well-designed multifamily or mixed-use project leases faster, commands higher rents, and sells for more, while a design that's efficient in structure, systems, and space lowers the cost to build and to operate for the life of the asset. Good architects also protect the pro forma in less visible ways — catching expensive problems on paper, navigating entitlements, keeping the project on the schedule the whole deal depends on, and holding construction to the standard the drawings set. Against the total capital and the decades of operation involved, the design fee is small, and the difference between architecture that merely encloses the program and architecture that actively performs shows up directly in absorption, rent, recruitment, and resale. That is why sophisticated owners and developers treat design as an investment with a return, not an expense to trim — and delivering that return, project after project, is exactly what our firm is built to do.

  • Design is a top lever on the financial outcome
  • Recruits talent, drives sales, lifts rent and resale
  • Efficient design lowers build and operating cost
  • A small fee against the capital and the decades of use

Good Questions

Working With a Commercial Architect, Answered

What kinds of commercial projects do you take on?

A broad range, unified by scale and stakes rather than a single type. We design corporate and workplace projects, retail and hospitality environments, mixed-use and multifamily developments, and interior tenant improvements and fit-outs, for owners, developers, and brands across Chicago and the Midwest. What connects the work is the approach: every project is treated as both architecture and real estate, designed to perform on the metrics that matter while elevating the experience. If you have a commercial project of real ambition — new construction, adaptive reuse, a rollout, or a repositioning — it's likely squarely in our wheelhouse.

How do you balance design quality with budget and schedule?

We don't treat them as opposing forces, because on commercial work they rarely are. The best-performing buildings are usually the best-designed ones, and the discipline that makes a design beautiful — clarity, efficiency, rigor — is the same discipline that keeps it on budget and buildable. We design to the budget from day one, model cost and constructability alongside the concept, and plan the documentation and permitting around the schedule the deal depends on. The result is ambitious architecture that also pencils and gets delivered on time. Owners who've worked with less disciplined firms tell us the reliability is as valuable as the design.

Do you understand the real-estate and financial side?

Deeply — it's central to how we practice. We think in pro formas, phasing, absorption, rent, cost per square foot, and entitlements, because those are the terms our clients succeed or fail on. That fluency shapes our design decisions: we know which moves add leasable value and which just add cost, how to phase a project to protect cash flow, and how to design something that a lender, a landlord, and a contractor can all say yes to. Architects who only speak design leave value on the table and risk on the pro forma. Speaking both languages is a core part of what we bring.

Can you handle multi-site rollouts and tight schedules?

Yes — consistent, fast, multi-site delivery is one of our strengths. Retail, hospitality, and workplace clients often need a strong prototype design executed across many locations on aggressive timelines, with impeccable, repeatable documentation and reliable landlord and permitting coordination at each site. We're built for that: organized, deadline-driven, and able to hold quality and brand consistency across a program while hitting opening dates. Whether it's one landmark building or fifty locations in a year, we scale our process to the ambition without sacrificing the standard.

How are fees structured for commercial work?

Commercial architectural fees are typically a percentage of construction cost or a negotiated fixed fee based on scope, phase, and complexity, and after an initial conversation we provide a clear, transparent framework. We're happy to frame the fee against the return — the recruitment, sales, rent, absorption, and resale value that good design drives, and the risk it removes from the schedule and the budget — because on commercial projects that return typically dwarfs the fee many times over. We're candid about numbers from the first meeting and structure engagements around the way your project and your capital are actually planned.

What areas do you serve?

Our studio is in Chicago's Fulton Market, and we work throughout Chicago and the greater Midwest — the West Loop, River North, the Loop, Evanston, and across the region for owners and developers with projects further afield. We know the local approval processes, the market, and the excellent contractors and consultants who deliver commercial work here, which matters on high-stakes projects. For the right commercial or mixed-use project beyond the Midwest, we're glad to travel. If you're planning something significant and want architects who deliver both design and performance, we'd like to hear about it.
