For seventeen years, from our studio on Kent Avenue in Williamsburg, we have specialized in adaptive reuse: taking industrial buildings that have outlived their original purpose and turning them into the homes, workspaces, and spaces of their future, without erasing what makes them remarkable. Adaptive reuse is a distinct and demanding craft, and it is not the same as renovation. It begins with seeing the potential in a difficult, raw, often intimidating old structure that others walk past. It requires a deep respect for the building's character — the timber columns and bowstring trusses, the scarred brick and concrete, the industrial light and volume — and the discipline to keep and celebrate those things rather than sanitize them. How is adaptive reuse different from a normal renovation?

It's a genuinely different discipline. A renovation updates a building that's already doing more or less what it was built to do. Adaptive reuse takes a building whose original purpose is gone — a warehouse, a factory, a mill — and gives it an entirely new life, often as something completely different, like a home or a workspace. That requires a specific set of skills a general renovation doesn't: seeing the hidden potential in a raw industrial structure, understanding and working with century-old timber, steel, and masonry, navigating the complex zoning and code issues that come with changing a building's use in New York, and weaving in everything modern life needs without erasing the character that made the building worth saving.
