Get it engineered
A beam sized on a hunch is how floors sag five years later. A stamped drawing costs a few hundred dollars and the inspector will ask for it anyway.
Hold the house up while you work
Temporary support goes in before the wall comes out. It is unglamorous, it takes a day, and skipping it is how people end up with cracked ceilings upstairs.
Make good
Plaster, trim and paint-ready surfaces where the wall used to be. This is the part other quotes leave off, and it is the part you actually look at.

Yes — load-bearing openings, beams, headers, joist and sill repair, porch posts. It is about a third of what we do and it is the reason most customers find us. Anything touching a load path gets an engineer's stamped drawing first, arranged by us and priced inside the quote.
How fast is a quote, really?
Forty-eight hours from the visit, in the order jobs come in. If your job needs an engineer before we can price it, you hear that inside the same forty-eight hours rather than waiting in silence.
Do I need a permit?
For a deck more than thirty inches off the ground, for a structural opening, and for most window enlargements — yes, in Toledo. We pull them, the fee is on the quote, and the inspection is our problem rather than yours.
Do you take small jobs?
Yes, hourly rather than quoted — a sticking door, a rotted threshold, a shelf. With six trucks we can usually fit one in the same week.
Are you registered and insured?
