The Slab Is the Garage

Everything else about a garage can be changed later. You can re-side it, re-roof it, rewire it, hang a new door. You cannot change the slab.

So it goes on our quote as a specification rather than as a word: compacted base depth, slab thickness, concrete strength in psi, whether it's mesh or fibre reinforced, where the control joints fall, a thickened edge under the door opening, and a vapour barrier underneath. Every one of those is a number somebody could check.

And there is one question we ask that nobody else seems to: might a two-post lift ever go in here? A lift bolts into the slab and needs a specified thickness and strength beneath it. Answering 'maybe one day' costs a couple of thousand dollars now. Answering it after the pour means saw-cutting and re-pouring a section, which costs several times that and never looks right.

The same logic covers a floor drain, a trench for an air line, or conduit for a future sub-panel. All cheap in the trench, all expensive through cured concrete.

Five Things That Can't Be Changed Later

A garage is unusual in how front-loaded its irreversible decisions are. All five of these are cheap now and either impossible or painful afterwards.

Slab thickness and strength

Four inches is the normal default. Five to six where a lift, a truck or an RV is in the picture. Adding it later means cutting concrete.

Plate height

Eight feet is standard and ten feet is transformative — a lift, overhead storage, a taller door. It costs surprisingly little at framing and effectively cannot be raised afterwards.

Door opening width and height

Set by the framing and the header. A nine-foot-wide door on a two-car garage is worth the small extra over eight, and a taller opening is what makes an RV garage an RV garage.

Utility rough-ins

Conduit, a sub-panel location, water and sewer stubs if a casita is ever plausible. Trenching in open ground is inexpensive; chasing through a finished slab is not.

Where the building actually sits

Driven by setbacks, easements, lot coverage and where the driveway can reach. Moving a garage after it's staked is a redesign, and after it's poured it's a demolition.

Maximum lot coverage

The share of the lot that may be covered by structures, house included. On a smaller lot with an existing house this is often the real limit rather than the setbacks.

Height limits for accessory buildings

Usually lower than for the house, and measured in a specific way. Relevant the moment you want a taller plate or an RV door, which is exactly when it bites.

Where the driveway can reach

A garage you can't comfortably swing into is a garage people park in front of. Turning radius and approach angle constrain siting as much as the code does.

Easements and what's buried

Utility easements you cannot build over, and services running where you'd like footings. We locate before we stake, not after.

Permits and inspections

Foundation, framing, electrical and final. Straightforward when started early and the main source of delay when nobody does. We pull and track them.

Two Extra Feet of Wall Changes What the Building Is

If we could get one point across before somebody signs a garage contract, it would be this one: go taller.

An eight-foot plate height is the default because it uses standard lumber and it's what gets quoted. A ten-foot plate costs a modest amount more — longer studs, a bit more siding and drywall, slightly more roof framing. As a share of the whole project it is small.

What it buys is disproportionate. A two-post lift needs roughly eleven to twelve feet of clear height to raise a car meaningfully, and an eight-foot plate rules it out permanently. Overhead storage racks become usable rather than head-height. A taller door fits a van, a truck with a rack, or a boat on a trailer. The room simply feels like a workshop instead of a box.

And unlike almost everything else, this one is genuinely impossible to add afterwards. You would be removing the roof and rebuilding the walls. We raise it at the estimate stage because there is no second chance to.

Choosing a Door, Without the Sales Pitch

The door is the moving part, the biggest opening in the building and the thing you interact with twice a day. Here's what actually matters.

Insulation only helps an insulated garage

An insulated door in an uninsulated, unconditioned garage does very little — the walls and ceiling are the leak. If you're insulating the whole building, absolutely insulate the door. If not, spend the money on the slab.

Torsion springs over extension springs

Torsion springs mounted on a shaft above the opening last longer, balance better and fail more safely than extension springs down the sides. On a double door it isn't really a choice worth making.

Opener drive type

Belt drive is quiet and worth it if there's a bedroom above or beside; chain is cheaper and louder; direct drive is quietest and costs the most. If the garage is detached, buy the chain and spend the difference elsewhere.

Nine feet wide beats eight

On a two-car garage, going from an eight-foot to a nine-foot opening is a small cost and noticeably reduces mirror anxiety and door dings. The most reliably appreciated small upgrade we sell.

Track type and headroom

Standard lift, high lift or vertical lift, decided by your plate height and whether a lift is going in. High-lift track is what keeps the door out of the way of a raised car — and it needs the height planned for.

Wind load, if the code asks

Some jurisdictions require a wind-rated door, and a large opening in a wall is a structural weak point regardless. If yours needs it, it's on the quote rather than a surprise at inspection.

What Owners Ask Before Building

What does a detached garage cost in Albuquerque?

A straightforward two-car detached garage — roughly 22x24, four-inch slab, eight-foot plate, one door, basic electrical — generally lands between $38,000 and $60,000 finished and permitted. A 24x36 with a shop side, a ten-foot plate and a thicker slab runs $65,000 to $95,000. Stucco to match an existing house, a taller door and a lift-rated slab all move it, and all of them are itemised.

What size garage do I actually need?

Two cars comfortably wants 24 feet of width rather than 22 — the two extra feet are the difference between parking and squeezing. Depth of 24 feet fits most vehicles; 26 to 30 gives you a workbench without moving the car out. If a shop matters to you, buy depth before you buy width.

Is detached or attached cheaper?

Attached is usually a little cheaper per square foot — it shares a wall and the utility run is short — but it brings a fire-rated separation assembly, a rated self-closing door into the house, and a roof tie-in that has to be flashed properly. Detached needs its own four walls and a longer trench but avoids all of that and can sit wherever the setbacks allow. Often the deciding factor is simply where the lot has room.

How thick should the slab be?

Four inches over a compacted base is fine for cars and normal use. Five to six inches where a two-post lift, a heavy truck or an RV is involved, and the reinforcement and concrete strength matter as much as the depth. We put thickness, psi and reinforcement on the quote so you can compare it against anyone else's — most quotes just say 'concrete slab'.

I might want a car lift one day. Does that change anything?

It changes two things and both are now-or-never. The slab needs the specified thickness and strength where the posts bolt down, and the building needs enough clear height — roughly eleven to twelve feet — to raise a car usefully. Say 'maybe' and we'll price both; it's a couple of thousand dollars at build and a saw-cut-and-repour afterwards.

Do I need a floor drain?

Often not, and where it is wanted the requirements vary — some jurisdictions restrict what a garage drain may connect to. What we'd always suggest instead is a slight slope toward the door, which costs nothing at the pour and means washing the floor is possible. Ask before, because sloping a cured slab isn't a thing.

Could this become a casita later?

Yes, and building it 'casita-ready' is dramatically cheaper than converting later. That means water and sewer stubs in the trench, the electrical panel positioned for a future load, a plate height that suits finished ceilings, insulation-ready framing and a foundation detail that suits conditioned space. Typically a few percent on the build. Do check the current rules on accessory dwellings for your zone, because they change.

How long does the whole thing take?

Six to ten weeks from signing for a typical detached garage. Design and permit is two to four of those, the slab needs time to cure before framing regardless of how keen everyone is, and framing through final is usually three to four weeks. Stucco adds time and is weather-dependent.

Tell Us If a Lift Is Even a Maybe

That answer and 'might it ever be living space' decide the slab, the height and the trench — the three things that can't be changed later. Maybe is a perfectly good answer.
