
It's a Structural System, Not a Shed Kit
The phrase 'pole barn' does the industry no favours. It makes people picture something temporary, and then they're surprised that a post-frame building needs an engineer.
Here is the actual system. Laminated columns — usually three plies of dimensional lumber, glued and nailed into a single post — are set at roughly eight-foot centres. Those columns do the job a continuous concrete foundation does in a stick-built wall: they carry the roof load down to the ground and resist the wind trying to push the building over. Engineered trusses span between them, and girts and purlins tie the frame together and give the steel something to fasten to.
Because the load goes down through a small number of large columns rather than a continuous wall, you don't need a continuous footing. That is where the cost saving genuinely comes from — not from the building being flimsier.
It is a code-compliant, engineered, permanent building type, and it is what almost every new machine shed, farm shop and riding arena in this part of Nebraska is built from.

Four Numbers You Can Compare Between Builders
Post-frame quotes are hard to compare because the buildings look identical from outside. These four figures are where the difference actually lives.
Column spacing and ply
Eight feet on centre is typical; wider spacing means fewer columns and bigger trusses, and it is a design decision rather than a corner to cut. We state the spacing and whether the columns are two-ply or three-ply.
Truss design loads
The ground snow load and wind speed the trusses are stamped for. Ours are designed to Lancaster County numbers. A truss package priced against a milder county's loads is cheaper and it is not the same product.
Steel gauge and warranty
Twenty-nine gauge is the common default; twenty-six is heavier and holds up better to hail, which matters here. The paint warranty term is a separate number worth reading, and both belong on the quote.
Embedment depth or bracket type
How deep treated columns go below grade, or which bracket sits on which size of concrete pier. This is the single line that most determines how long the building lasts.

A Kit Price and a Built Price Aren't the Same Number
When somebody says a 40x60 costs eighteen thousand dollars, they are almost always quoting a kit. Here is everything a kit price leaves for you.
It's materials on a truck
A kit is a package of columns, trusses, girts, purlins, steel and fasteners delivered to your property. Sometimes not even delivered — freight is often separate and it is not small on a truss package.
No site work
Clearing, stripping topsoil, building a level pad, compacting it, and getting drainage away from the building. On a sloped or wet site this is a serious line, and skipping it is how a building ends up sitting in water.
No concrete
Piers, a slab, or an apron. A slab is frequently the largest single item in the whole project and it is almost never in a kit price.
No labour
Raising a post-frame building is crane-and-crew work at height. Some people genuinely do build their own, and good on them, but the sums only work if your time is free and you own the equipment.
No permit, no engineering
Stamped drawings for your loads, the permit submittal and the inspections. Kits often ship with generic plans that a local building department won't accept.

When a Metal Roof 'Rains' Inside, That's Condensation
Every winter somebody tells us their roof leaks. Almost every time, it doesn't.
Warm, moist air rises and meets the underside of cold steel. The steel is below the dew point, so the moisture condenses on it, beads, and drops. It looks exactly like a leak, it happens on clear days, and it will ruin whatever is parked underneath.
It is entirely preventable, and it has to be prevented before the steel goes on. That means a vapour barrier bonded to the underside of the roof panels, or a vented assembly with intake and ridge, or closed-cell foam later — and retrofitting the first option means taking the roof off, which is why it is on our quote as standard rather than as an upgrade.
Where moisture comes from surprises people: livestock, a concrete slab curing for months, a vehicle driven in wet, and simply the ground itself under a gravel floor.

Posts in the Ground, or Brackets on Piers?
Both are legitimate and we build both. Which one is right depends almost entirely on what the building will become, so here is the honest comparison.
Embedded posts: how it works
Pressure-treated laminated columns set four to five feet into the ground on a concrete footing pad, backfilled and compacted. The column resists both the roof load and the wind overturning force by itself.
Embedded posts: when they're right
Cold storage, machine sheds, open-front buildings, anything agricultural. It is cheaper, it is fast, and treated columns in well-drained ground have a long service record. This is the normal answer for a normal shed.
Brackets on piers: how it works
A concrete pier is poured to depth and a steel bracket is wet-set into it; the column bolts to the bracket above grade. No wood is ever in contact with soil.
Brackets on piers: when they're right
Heated shops, barndominiums, anything being finished inside, any building you expect to outlive you, and wet or poorly drained sites. Also the answer if a lender or an appraiser is involved.
The cost difference, plainly
Brackets and piers typically add somewhere in the region of ten to fifteen percent to the frame. On a building that will be finished and heated that is cheap insurance; on a cold machine shed it is often money better spent on the slab.

What Owners Ask Before Building
What does a pole barn actually cost in Nebraska?
As a finished, permitted building on a prepared pad, most of what we build lands between $22 and $40 per square foot, before concrete. A slab typically adds $6 to $12 per square foot on top. So a 40x60 cold shed is a very different number from a 40x60 heated shop with a slab and insulation, even though they look the same from the road. If a number you have seen is far below that range, check whether it is a kit price.
Do I need a concrete slab?
Not structurally — the columns carry the building, not the floor. Plenty of machine sheds run happily on compacted gravel for decades. But if you'll ever work in there, heat it, or park anything on a jack, you want a slab, and it is much cheaper poured with the build than cut in later. We'll set the embedment and dimensions for a future slab either way, so pouring it in a later year is straightforward.
How long does it take?
Six to ten weeks from signing, and most of that is engineering, the permit and the truss lead time rather than site work. Raising the frame on a prepared pad is usually a handful of days. Winter builds are normal here — we stop for the ground being frozen at the excavation stage, not for the framing.
Is post-frame as strong as a steel building?
For the spans and loads most people need, yes — and they're different tools rather than better and worse. Post-frame is generally cheaper to build, much easier to insulate and to finish inside, and simpler to modify later. Rigid steel frame wins at very large clear spans and in some commercial applications. If your project is one of those, we'll say so.
Can I finish the inside later as living space?
Yes, and that is exactly the conversation to have before we build rather than after. A shell intended for finishing wants brackets on piers rather than posts in the ground, a different insulation and vapour strategy, planned utility penetrations, and openings sized for the layout. Retrofitting all of that costs far more than building it in.
What steel gauge should I choose?
Twenty-nine gauge is the industry default and it is fine. Twenty-six is heavier and noticeably more resistant to hail dents, which is worth thinking about in this state. The paint warranty is a separate question from the gauge; read the term and what it actually covers, because fade and chalk warranties differ a lot.
Will it hold up in a Nebraska winter?
The trusses are engineered to the local ground snow load and wind speed, which is precisely the point of having them stamped rather than bought generically. The failures you occasionally read about are usually buildings designed for a milder region, or older buildings where snow drifted against an unplanned lean-to.
Do you build on someone else's kit?
Sometimes, but we'll want to see the engineering first. If the truss package isn't stamped for local loads, or the plans won't pass the building department, we'd rather tell you before you've bought it than after. We won't put our name on a frame we can't stand behind.
