Tallowbrook Homeowners Association was set up when the first homes were built, to look after everything residents share: two pools, the clubhouse, four and a half miles of trails, the ponds, parks and entrance landscaping. A board of five residents, elected at the annual meeting, sets the budget and the rules, with help from committees of volunteers and a professional community manager for day-to-day work.

Questions Residents Ask
How much are HOA dues, and how do I pay them?
Dues are set each year in the budget the board adopts at an open meeting. Your statement lists the ways to pay. If you're having trouble paying, contact the office to talk about your options.
Do I need approval to change the outside of my home?
Most exterior changes do: fences, paint colors, patios, roofing material, additions and solar. Send an architectural review request before you start — the committee meets twice a month and will reply with a decision or questions.
How do I get a pool fob?
Households in good standing receive pool fobs. New residents get theirs with the welcome packet; replacements can be requested through the form below.
Who do I call about a problem in a common area?
Send a maintenance request through this site or call the office. For anything urgent — a water leak or a fallen tree across a path — call the office and mark your message urgent.
Can I rent the clubhouse?
Yes. Residents can book the clubhouse for private events. Send a rental request with your date and the number of guests, and we'll confirm availability and the deposit.
How do I join the board or a committee?
Board members are elected at the annual meeting each spring. Committees welcome volunteers at any time — send us a note and a committee chair will get in touch.
