Two Towers, One Association Of Owners
Tidemark was completed in 1999: two towers of 48 residences each on a quiet stretch of the bay, with a shared pool deck, marina level and garage. Every owner is a member of the association, which elects a board of seven directors to look after the building, the budget and the reserves that pay for roofs, elevators and seawalls when their time comes. Day-to-day, a licensed community association manager runs the office.

When A Storm Is Coming
Early Notice
The office emails and posts the storm plan as soon as a storm's track includes the bay.
Balconies Cleared
Owners and residents bring in balcony furniture and plants; the office helps owners who are away.
Shutters & Garage
Shutters are closed and the garage plan tells everyone where to move cars if flooding is forecast.
After The Storm
The board and manager inspect the building and report back before anyone is asked to return.

Check your shutters
Make sure your unit's shutters open and close — report any that stick.
Update your contacts
Send the office a current phone number and an emergency contact.
Leave a key
Owners who are away for the summer can leave a key with the office for inspections.
Know the garage plan
Read where cars go if the lower garage is expected to flood.
Life At Tidemark
When the last storm came through, we had the shutter checklist and the garage move-out plan three days ahead. The building was buttoned up before most of the street had started.
Our kitchen renovation needed board approval, a licensed contractor and elevator padding booked. The office walked us through all three in one email.
Moving in was the smoothest condo move I've done — freight elevator reserved, dock time set, parking pass waiting at the desk.
Third-Thursday Board Meetings
6:30pm in the club room. Agendas are posted in both lobbies and emailed a week ahead.
Owner Questions
How do I reserve the freight elevator?
Send a move-in or move-out request with your date. Moves are scheduled on weekdays so the elevator can be padded and the loading dock kept clear.
How do I get a parking space and fobs?
Each residence has assigned parking. Your fobs and parking pass are set up by the office once your ownership or lease paperwork is in.
Do I need approval to renovate my unit?
Yes, for anything beyond paint and furniture — flooring, kitchens, baths, plumbing and electrical. Send a renovation request with your plans and contractor details before work begins.
Are there rules about flooring?
Hard flooring usually needs a sound-rated underlayment so neighbors below aren't disturbed. The renovation guidelines set out what's required.
How are assessments set?
The board adopts the budget, including reserves for major repairs, at an open meeting each year. Assessments are divided among residences as the association's documents describe.
What if I'm away during a storm?
Leave a key and a current contact with the office before June. The office will help secure your balcony and check your unit after the storm.
