One Association, 184 Townhomes
Brookmere Townhome Association was formed in 2010 when the first row of townhomes was finished. Every owner is a member. A board of five residents sets the budget each fall and hires the contractors who mow, plow, haul trash and replace roofs on schedule, with a community manager handling requests day to day.

Seasonal Service Schedule
Spring
Mulch and shrub trimming, gutter cleaning and the start of weekly mowing in April.
Summer
Weekly mowing, irrigation checks and this year's scheduled exterior painting.
Fall
Leaf cleanup, a second gutter cleaning and the annual meeting in November.
Winter
Plowing and salting from two inches, and roof checks after big storms.
Living At Brookmere
A shingle blew off in a March storm. I sent a photo through the website at breakfast and a roofer had it patched by the next afternoon — I never had to call anyone.
Walks and driveways are cleared before I leave for work, every snow. That alone is worth the dues to me.
We wanted to change our front door color. The request form showed the approved colors, and the answer came back the following week.
Budget & Board Election Every November
Every owner gets notice and a proxy form a month ahead. Come in person or vote by proxy.
Townhome Questions
What do my association dues cover?
The exterior upkeep described above — lawns, snow, trash, common areas and replacement reserves for roofs and exterior paint — plus insurance and management. The yearly budget shows every line.
When is trash day?
Trash and recycling are picked up on Tuesdays. Carts go out the night before and come back in by the end of the day.
Do I need approval to change my front door?
Yes, for anything visible from outside: doors, storm doors, lighting, patios and landscaping beds. Send an architectural change request with the color or product.
When does snow removal start?
Once two inches have fallen. Streets come first, then driveways and front walks.
Who fixes a leak in my ceiling?
If it's coming from the roof, send an exterior repair request right away. Plumbing leaks inside your home are the owner's responsibility.
Can I rent out my townhome?
Rentals are allowed as the association's documents describe. Let the community manager know so tenants get the service schedule and mailbox keys.
