About Northwork Studio

Design That Answers to the Business

Northwork Studio was built on a simple premise: that a commercial space is an investment, not a decoration, and it should be designed to earn its keep. For thirteen years we've designed offices, workplaces, and hospitality and retail environments across Chicago and the Midwest — more than half a million square feet of it — for companies who need their space to do a job. We start with your business and your people: how teams collaborate, how guests move, how the space needs to flex as you grow. Then we bring the discipline that commercial work demands — rigorous space planning, honest budgets, and airtight coordination of permits, procurement, and trades. The result is an environment that's genuinely beautiful and genuinely functional, delivered on the schedule you were promised. Design ambition is easy; design that also respects a deadline and a budget is the whole job.

Why Companies Choose Us

Ambition, Delivered

What it means to have Northwork Studio design your commercial space.

Business-First Design

We design for outcomes — collaboration, culture, recruiting, guest experience — not just for a portfolio shot.

On Time, Every Time

Commercial work runs on deadlines. We plan realistically and coordinate tightly, so we hit the schedule.

Honest Budgets

Transparent numbers from the first meeting, tracked throughout. We invest where it counts and protect the total.

Full Fit-Out Management

Design, permits, procurement, and trades — one team owns the whole delivery, so nothing falls between chairs.

Built to Flex

We design for how you'll grow and change, so your space keeps working as your headcount and needs shift.

Clients Who Come Back

Most of our work is repeat and referral — multi-site rollouts for companies who trusted us with the first one.

The Northwork Standard

Three Commitments We Make

For a commercial space that performs as beautifully as it looks, companies across Chicago trust Northwork Studio.

1

The Business Comes First

Every design decision answers to a business goal — how your people work, how your guests feel, how you grow.

2

We Own the Delivery

Design is the easy half. We manage permits, procurement, and every trade, so the finished space matches the promise.

3

On Time, On Budget

We plan honestly and coordinate tightly. A commercial deadline isn't a suggestion, and we treat it that way.

Workplace Strategy

A Space Is a Tool. We Sharpen It.

The best commercial interiors aren't just attractive — they change how a business performs. A well-designed workplace pulls teams together and gives focus room to breathe; a well-designed restaurant moves guests and covers with a rhythm you can feel; a well-designed store guides a shopper without them noticing. That's the level we design at. We start every project as strategists, not decorators: mapping how people and work actually move through a space, where the friction is, where the energy should gather. Only then do we make it beautiful — because in commercial work, beauty that ignores function is just expensive. Get both right, and a space stops being overhead and starts being an asset: one that recruits, retains, sells, and performs, quietly, every single day. That's the difference thirteen years of commercial focus makes.

  • Design mapped to how people and work move
  • Function proven before form is finalised
  • Spaces that recruit, retain, and perform
  • An asset on the balance sheet, not an expense
How We Work

From Brief to Beautifully Delivered

A rigorous, transparent process — the way commercial design should be run.

1

Discovery

We learn your business, your people, and your goals, and pressure-test the space against your headcount and growth.

2

Design

We develop the space plan, look, and materials — proving function and budget before a wall moves.

3

Deliver

We manage permits, procurement, and every trade through construction, keeping you informed at each stage.

4

Occupy

We hand over a space that's ready to work — on schedule, on budget, and built to flex as you grow.

Let's scope your space

Good Questions

Commercial Interior Design Questions, Answered

Do you handle the whole fit-out, or just design?

Both, and most clients want the whole thing. We can deliver design-only where you have a construction manager in place, but our real value is owning the entire delivery: design, space planning, permits, furniture procurement, and coordination of every trade through construction. One accountable team from brief to move-in means nothing falls between the cracks — and it's why our projects hit their dates.

Can you really keep a commercial project on budget?

It's one of the things we're known for. We build honest budgets from the first meeting, track every cost transparently, and make trade-offs with you rather than surprising you at the end. Commercial work has hard financial realities, and we respect them — investing where design and function matter most and protecting the total. On budget isn't a hope for us; it's a commitment.

How do you minimise disruption to our operations?

Carefully, and it's a core part of our planning. We phase construction around your operations, work off-hours where needed, communicate clearly at every stage, and coordinate trades tightly to compress timelines. Many of our clients barely feel the disruption despite significant work happening. We treat your ability to keep running as a design constraint, not an afterthought.

What sectors and project sizes do you work in?

We design offices and workplaces, hospitality and restaurants, and retail environments, from a single-floor refresh to multi-site rollouts and 40,000-square-foot headquarters. If it's a commercial space that needs to perform, it's in our wheelhouse. Tell us about your project and we'll be honest about whether we're the right fit — and we usually are.

How is your pricing structured?

After an initial discovery conversation we provide a clear proposal — typically a design fee based on scope plus transparent tracking of construction, furniture, and procurement costs in your project budget. For larger fit-outs we can structure fees by phase. We talk numbers openly and early, because in commercial work, budget certainty is part of the design.

Do you work outside Chicago?

Chicago and the Midwest are our home base, but we regularly deliver projects for clients rolling out to other markets, and we travel for the right engagements. If you're a multi-site company or expanding beyond the region, let's talk — coordinating consistent design across locations is something we do well.
