Do you handle the whole fit-out, or just design?
Both, and most clients want the whole thing. We can deliver design-only where you have a construction manager in place, but our real value is owning the entire delivery: design, space planning, permits, furniture procurement, and coordination of every trade through construction. One accountable team from brief to move-in means nothing falls between the cracks — and it's why our projects hit their dates.
Can you really keep a commercial project on budget?
It's one of the things we're known for. We build honest budgets from the first meeting, track every cost transparently, and make trade-offs with you rather than surprising you at the end. Commercial work has hard financial realities, and we respect them — investing where design and function matter most and protecting the total. On budget isn't a hope for us; it's a commitment.
How do you minimise disruption to our operations?
Carefully, and it's a core part of our planning. We phase construction around your operations, work off-hours where needed, communicate clearly at every stage, and coordinate trades tightly to compress timelines. Many of our clients barely feel the disruption despite significant work happening. We treat your ability to keep running as a design constraint, not an afterthought.

How is your pricing structured?
After an initial discovery conversation we provide a clear proposal — typically a design fee based on scope plus transparent tracking of construction, furniture, and procurement costs in your project budget. For larger fit-outs we can structure fees by phase. We talk numbers openly and early, because in commercial work, budget certainty is part of the design.
Do you work outside Chicago?
Chicago and the Midwest are our home base, but we regularly deliver projects for clients rolling out to other markets, and we travel for the right engagements.
