Brick & Beam was founded on a balance that most industrial design gets wrong. Done coldly, a loft is all bare concrete, Edison bulbs, and nowhere comfortable to sit — dramatic for a photo, brutal to live in. Done as a formula, it loses the raw soul that made the space special in the first place. We do neither. For eleven years we've designed industrial and loft homes across Brooklyn — former factories in DUMBO, warehouse conversions in Gowanus, live-work spaces in Bushwick — that keep every bit of their raw drama and are genuinely, deeply livable. We honor the bones: the exposed brick, the steel columns, the concrete, the enormous factory light. Then we layer in warmth and function — rich materials, custom steelwork and millwork you can't buy anywhere, thoughtful storage, and softness in exactly the right places. A loft lives or dies on how its hard materials are handled. Get it wrong and you get a cold, harsh box that photographs well and is miserable to live in. Get it right and you get something rare: a home with real weight and drama that still wraps around you. That's the craft we've built our studio on. We treat the raw materials — the brick, the concrete, the enormous steel windows — as the stars, cleaning and honoring them rather than hiding them. Then we commission custom steel: a stair that's also sculpture, shelving fabricated to the millimeter, a kitchen in black steel and concrete that looks tough and works flawlessly. And we know exactly where to add the warmth that makes it livable — rich leather, salvaged oak, a rug that anchors a vast space, soft light in the corners the factory windows don't reach. The result is a home that feels honest and dramatic and genuinely warm, all at once. Hard materials, handled with real care, are the whole difference between a cold loft and a great one.

Won't an industrial loft feel cold to live in?
Only if it's designed coldly — which is exactly what we're hired to avoid. Our whole specialty is keeping the raw drama of a loft while making it genuinely warm and livable. We add rich materials, soft moments, thoughtful light, and comfort in the right places, so a space with concrete floors and steel windows still wraps around you. Dramatic and cozy at once is a hard balance, and it's the one we're known for.
Do you keep the raw materials or cover them up?
We keep them, honor them, and make them the stars — that's the point of a loft. We clean and celebrate the exposed brick, steel columns, concrete, and factory windows rather than hiding them, and design everything else around them. Where a raw element genuinely doesn't work for living, we handle it thoughtfully, but our instinct is always to preserve the soul of the space, not to renovate it away.
What is custom steel and millwork, and do I need it?
It's the bespoke steelwork and joinery that define a great loft: a fabricated steel stair, shelving built to the millimeter, a black-steel kitchen, custom doors and railings. In a raw industrial space, these pieces do enormous work — they're both functional and sculptural, and they're what make a loft feel one-of-a-kind rather than furnished from a catalogue. Not every project needs a lot of it, but it's often where the magic is.
What does full-service loft design include?
Everything from the first walkthrough to the final styling: space planning around the bones and light, materials and finishes, kitchen and bath, custom steel and millwork, furniture and sourcing, procurement, trade coordination, and installation. Industrial build-outs are complex, so having one studio manage the whole thing — including the fabrication and the permits — keeps a demanding project calm and on track.
How is your pricing structured?
After an initial consultation we provide a clear proposal — a flat design fee based on scope, plus transparent tracking of all fabrication, furnishing, and construction costs in your budget. For smaller needs we offer hourly consultation. Custom steel and millwork are an investment, and we're candid about numbers from the first conversation, so you always know where things stand and there are never surprises.
Do you work beyond Brooklyn?
Brooklyn is our home and our specialty — DUMBO, Williamsburg, Gowanus, Bushwick — and we design throughout NYC, including Manhattan lofts and Queens conversions.
