Rental Locks, Answered Plainly

Do I legally have to rekey between tenants?

Indiana does not require it by statute, which surprises a lot of landlords. What it does not do is protect you if something happens and you cannot show the locks were changed — an insurer or a court will ask, and "the tenant returned their keys" is not an answer, because keys copy for a few dollars at any hardware store. Every tenancy quietly generates copies through partners, room-mates and contractors. Rekeying between tenants costs a fraction of one disputed claim.

How quickly can you turn a unit around?

We hold same-day slots every day specifically for turnovers, because a cleared unit has a clock on it — cleaners, inspection, new tenant move-in — and the locks should never be the thing that slips the date. Tell us in the morning and it is usually done that afternoon. For known portfolio clients with a scheduled turnover we will book it in advance against the unit reference and simply confirm on the day.

Can I just change the locks if my tenant stops paying?

No, and this is the single most important thing on this page. Changing the locks on an occupied unit to force someone out is a self-help eviction and it is unlawful in Indiana no matter how far behind the rent is. The damages available to a tenant in that situation routinely exceed the arrears being chased, and it can undermine the legitimate eviction you were about to win. The lawful route is a court order executed with the sheriff present — and at that point we will change the locks the same day.

What do you need to do a court-ordered lock change?

The order itself and the scheduled time the sheriff will be present, because we change the locks during that window rather than before or after it. We will bring the hardware, do the work while the deputy is there, and give you a written record of which locks were changed and when. If the schedule moves — and it often does — tell us and we will move with it; there is no charge for a rescheduled slot.

Do you bill per job or monthly?

Either. One-off landlords pay per job, and that is completely normal. Anyone running more than a handful of doors is usually better off on a monthly account: work orders reference your unit numbers, jobs are invoiced together at month end, and your on-site staff can book without going through you or handling payment at the door. Setting one up takes a phone call and we do not ask for a minimum volume.

Can you handle tenant lockouts for us?

Yes, and putting them on your account tends to defuse them. The tenant calls us rather than you at nine at night, we verify they are the tenant on record before opening anything, and the job goes onto your monthly invoice so you can recharge it or absorb it as you prefer. What it removes is the doorstep argument about who is paying, which is usually the actual problem rather than the lock.
