An Independent Palm Springs Brokerage
Marco Veraldi and Ruth Stroud opened our office on North Palm Canyon in 1998 with one idea: a brokerage small enough that a principal knows every property we take on. We're still six brokers, still independent, and still answer the phone ourselves.
Palm Springs homes come with questions other markets never ask — leased land, flat roofs, historic designations, vacation rental rules. We'd rather tell you about them early than have an inspector tell you late.

- ✓Land: owned outright or leased
- ✓Flat and butterfly roofs: age and drainage
- ✓Original features: restored or replaced
- ✓Pools and solar: permits on file

From Old Las Palmas To Indian Canyons
Palm Springs neighborhoods differ more than their prices suggest — the walled estates of Old Las Palmas, the walkable Movie Colony, the hillside views of Vista Las Palmas and the quiet streets of Indian Canyons. We cover all of it from one office.

Questions We Hear Often
What does leased land mean?
Some Palm Springs homes sit on land owned by the Agua Caliente Band of Cahuilla Indians or its members, and the house is sold with a long-term ground lease. Leased-land homes can be good value, but the lease terms matter — we read them with you before you make an offer.
What should I know about flat roofs?
Ask for the roof's age and when it was last coated, and look for staining on the ceilings below. We gather that history for every listing before it goes live.
Can I rent the house out while we're away?
The city requires vacation rentals to be registered and limits how often a home can be rented. We'll walk you through the current rules before you make an offer.
Can I change a historically designated house?
Often, but exterior changes to designated homes go through the city's historic review. We'll tell you what applies before you buy.
Can you help us buy a second home from out of state?
Yes. We tour houses on video, line up local inspectors and introduce you to people who can look after the house while you're away.
Do you only sell high-end homes?
Most of what we sell is fine property, but we help clients at many price points — including their children and their friends.
