We Live On The Water, Too
Julia Ferrand and Sam Coyle have sold waterfront homes in Naples for twenty years, and both live on the canals they sell. That's why we tour canal homes by boat, ask about bridges before bedrooms, and pull the storm history on every house.
A beautiful view is the easy part. The seawall, the dock, the insurance and the flood record are what decide whether a waterfront home is a good one — so that's where we start.

What Our Clients Say
They showed us canal homes from the water first, so we knew which ones had a straight run to the Gulf before we ever walked inside.
Our house took water in the last big storm. Ferrand & Coyle helped us document every repair and disclose it plainly, and the buyers thanked us for it.
We bought from Chicago over one winter. They had the seawall, the dock and the elevation certificate checked before we flew down.

Questions About Living On The Water
Why do bridges matter on a canal home?
A fixed bridge between your dock and the Gulf limits how tall a boat can pass. If you have a sailboat or a large cruiser in mind, we check the route before anything else.
What is an elevation certificate?
A surveyor's document showing how high the house sits relative to expected flood levels. It's a key input to flood insurance pricing, so we ask for it early.
How much does flood insurance cost?
It varies widely by house, elevation and zone. We get real quotes for the home you're considering before you make an offer.
What does Florida's flood disclosure ask?
Since 2024, Florida sellers give buyers a flood disclosure before the contract, including any flood insurance claims and any federal flood assistance on the home. We help you complete it accurately.
How do you market a waterfront home?
From the water and from the air, at golden hour, with the seawall and dock records ready for the first serious buyer.
Do you work with seasonal buyers?
Most of our buyers live elsewhere for part of the year. We tour by video, coordinate inspections while you're away and recommend people to look after the house.
What should I know about hurricane season?
We'll walk you through shutters or impact glass, generators and how the house fared in past storms — and introduce you to local trades who prepare homes each season.
