True Southwest Color, Built to Last — Stucco Painting in Santa Fe, NM

Breathable, crack-bridging coatings and authentic Santa Fe color that protect and beautify stucco, adobe, and masonry against the high-desert sun.

Why Santa Fe Homeowners Choose Sandstone

Stucco and Adobe Need a Specialist

Painting stucco and masonry isn't like painting siding. Get the coating or the prep wrong and it cracks, peels, or traps moisture.

Breathable Coatings

We use coatings that let stucco and adobe breathe, so moisture escapes instead of blistering the finish from behind.

Crack-Bridging Elastomeric

Flexible elastomeric coatings that bridge hairline cracks and move with the wall through the desert's temperature swings.

Proper Stucco Repair

We patch cracks, spalling, and damage with matching texture before we coat — not paint over problems that spread.

High-Desert UV Protection

Products rated for Santa Fe's intense sun and altitude, so your color stays true and the coating doesn't chalk or fade.

Authentic Southwest Color

We help you choose warm, true Santa Fe tones that suit adobe, the light, and the landscape — not generic swatches.

10-Year Warranty

Every stucco and masonry coating is backed by a written 10-year warranty against cracking, peeling, and fade.

Who We Are

Santa Fe's Stucco & Adobe Specialists

Stucco and adobe are the soul of Santa Fe architecture — and they're nothing like painting ordinary siding. These walls need to breathe. Seal them with the wrong coating and moisture gets trapped, blistering the finish and, worse, damaging the substrate. Skip the crack repair and the high-desert temperature swings will telegraph every hairline right through your fresh paint. Sandstone exists because these walls deserve a specialist.

For seventeen years we've painted and coated stucco, adobe, and masonry across Santa Fe and Northern New Mexico. We know which coatings let a wall breathe while still shedding the monsoon, how to properly repair and texture-match stucco cracks and spalling, and how to choose warm, authentic Southwest color that looks right in the high-desert light. We use breathable, crack-bridging elastomeric products rated for our intense UV and altitude, prep meticulously, and back every job with a ten-year warranty. The result is an exterior that protects your walls, honors the architecture, and looks unmistakably Santa Fe — season after sun-drenched season.

The Sandstone Standard

Why Ours Lasts in the High Desert

The three things that decide whether a stucco coating survives Santa Fe's sun and freeze.

01

The Wall Has to Breathe

Stucco and adobe must release moisture. We use breathable coatings so the finish never blisters from trapped water.

02

Repair Before You Coat

Cracks and spalling get repaired and texture-matched first. Coat over them and the desert reopens every one.

03

Built for the Elements

Crack-bridging, UV-rated, freeze-tolerant coatings that flex with the wall and hold color through the seasons.

Protection That Lasts

Coatings Made for Adobe Country

A stucco or adobe wall faces a punishing set of forces in Northern New Mexico: relentless high-altitude UV, wide daily temperature swings, monsoon rain, and winter freeze-thaw. An ordinary exterior paint simply isn't built for it — it chalks in the sun, cracks with the wall, and traps the moisture these walls need to release. The result is a finish that looks tired and starts failing within a couple of years.

We use a different category of product entirely: breathable, elastomeric coatings engineered for stucco and masonry in demanding climates. They form a thick, flexible membrane that bridges hairline cracks and moves with the wall as it expands and contracts, while still allowing water vapor to escape from the substrate. They're rated for intense UV so your color holds, and they shed rain and resist the freeze-thaw cycle. Applied over properly repaired and prepped stucco, and backed by our ten-year warranty, they give you an exterior that stays beautiful and protected through everything the high desert delivers.

700+ Exteriors, 4.9 Stars

Our stucco had hairline cracks and faded color after years of high-desert sun. Sandstone patched every crack, applied a breathable elastomeric coating, and matched a warm Santa Fe tone that looks absolutely perfect against the landscape. Two seasons later, no new cracks, no fade. They clearly understand adobe and stucco in a way an ordinary painter never would. Beautiful, lasting work.

We have a traditional adobe home and were nervous about who to trust with it. Sandstone was the obvious choice — they know exactly how adobe and masonry need to breathe, used the right coatings, and preserved the character of the house completely. The color is rich and authentic, and the walls are protected against the weather. Respectful, skilled, and genuinely knowledgeable. We couldn't be happier.

Sandstone recoated our whole exterior, including some tricky masonry garden walls and a portal. They repaired the stucco cracks properly first, sealed everything, and the elastomeric finish sheds the monsoon rain beautifully. The Southwest color palette they helped us choose is stunning. On time, meticulous, and clearly the local experts on desert exteriors. Highly, highly recommend.

From the color consultation to the final coat, Sandstone was professional and deeply knowledgeable about our climate. They fixed spalling on our block wall, recoated the stucco, and the whole property looks cohesive and freshly done. No mess, fair pricing, and a finish built for the high desert sun and cold. Our home has real Santa Fe curb appeal now. The best in town.

Good to Know

Stucco & Masonry Painting FAQ

Why does stucco need special coatings?

Because stucco and adobe are porous, breathable materials that need to release moisture — and ordinary house paint seals that moisture in, where it blisters the finish and can damage the wall. Stucco also cracks as it expands and contracts with temperature swings, and a rigid paint film simply cracks along with it. We use breathable, flexible, crack-bridging coatings engineered specifically for stucco and masonry, which protect the wall while letting it breathe and move. It's a completely different product and approach than painting wood or siding.

What is elastomeric coating?

Elastomeric coating is a thick, flexible, rubber-like exterior coating designed for masonry and stucco. Applied several times thicker than regular paint, it forms a durable membrane that bridges existing hairline cracks and stretches to accommodate the wall's movement, so cracks don't telegraph back through. It also sheds water excellently and resists UV, which makes it ideal for a high-desert climate like Santa Fe's. Combined with proper crack repair and prep, it's one of the best ways to protect and beautify a stucco exterior for the long haul.

Can you repair cracked or damaged stucco?

Yes — and we always repair before we coat, because painting over cracks and spalling just hides a problem that keeps spreading. We patch cracks, rebuild damaged areas, and match the existing stucco texture so repairs blend in seamlessly, then prime as needed for a sound, uniform surface. Proper repair is the difference between a coating that lasts a decade and one that fails in a season. Any repairs are itemized in your written quote so there are no surprises.

Do you know traditional adobe?

Absolutely — adobe and traditional Santa Fe architecture are central to what we do. Adobe has specific needs: it must breathe, it moves differently than modern stucco, and the wrong sealer can genuinely damage it. We understand those requirements, use appropriate breathable finishes, and work to preserve the character and integrity of historic and traditional homes. If you have a true adobe property, you want a painter who understands it — and that's exactly our specialty in Northern New Mexico.

How long does a stucco project take?

Most homes take about a week, depending on the size, the amount of crack repair needed, and the number of coats — plus drying and curing time, which matters a great deal with thick elastomeric products and which we don't rush. Weather is a factor too: we schedule around rain and extreme temperatures so the coating cures properly. We'll give you a realistic timeline at your quote and keep you updated, and because our prep is thorough, the coating itself goes on predictably.
