How 1% Works

Same Sale. Smaller Fee. Here's the Math.

On a $475,000 Minneapolis home, the listing-side difference is real money.

1

The Old Way: ~3%

A traditional listing fee on a $475k sale runs about $14,250 — before you've paid the buyer's agent.

2

The Fairlist Way: 1%

Our listing fee on the same sale: $4,750. Same marketing, same negotiation, same closing table.

3

You Keep the Difference

That's roughly $9,500 back in your pocket on this one example — our sellers average $14,200 saved.

4

No Catches, No Tiers

No 'premium package' upsell, no hidden admin fees, no pay-up-front. 1% at closing. Done.

Why We Charge 1%

Because 3% Was Never About You

Traditional commissions were set decades ago, when selling a home meant newspaper ads and a Rolodex. The internet did most of that job years ago — the fee just never got the memo.

Fairlist runs lean, works smart, and passes the difference to you. Our agents are salaried professionals, not commission-hungry closers, so their only incentive is your best outcome. Nine years and hundreds of Twin Cities sales in, the model just works.

  • Salaried agents, zero pressure tactics
  • Hundreds of Twin Cities sales
  • 4.9★ across 330+ seller reviews
  • 1% at closing — never up front

We saved $13,800 versus the 3% quote we got from a big-name brokerage — and honestly got MORE service. Pro photos, a staging consult, three open houses, and our agent negotiated $9k over asking. I kept waiting for the catch. There wasn't one.

I was skeptical — a 1% fee sounds like you'll get a lockbox and a prayer. Instead we got weekly updates, a pricing strategy that started a bidding war, and a closing with zero surprises.

The math sold me, but the people kept me. They answered every question same-day, even the dumb ones. Sold in 6 days, $18k saved versus what my neighbor paid to sell an identical floor plan.

Used them to sell AND buy. The savings on the sale basically paid our moving costs and new furniture. Same agent, both sides, completely on the ball.

The Fine Print, Out Loud

Where's the Catch? There Isn't One.

Fair question — a 67% smaller fee sounds too good. So here's the whole deal, out loud: you'll still typically offer a competitive fee to the buyer's agent (that's your call, and we'll advise you on it). Our 1% covers the listing side — the strategy, marketing, negotiation, and management of your sale.

We make it work on volume and efficiency, not corner-cutting. If you can find a service we skipped, we want to hear about it.

Fair Questions

Everything Sellers Ask About 1%

Is this really full service?

Yes — pro photography, staging consult, pricing strategy, MLS and full syndication, open houses, negotiation, and contract-to-close management. Compare our included list against any 3% brokerage line by line; that's exactly what we want you to do.

How can you afford to charge 1%?

Volume, efficiency, and salaried agents. We spend on what sells homes (photos, marketing, negotiation talent) and skip what doesn't (downtown corner offices, bus-bench ads).

Do I still pay a buyer's agent fee?

Typically you'll offer one to attract buyer's agents — the amount is your decision, and we'll advise you on what's competitive in your neighborhood. Our 1% is the listing side only, and we're transparent about both numbers from day one.

Will my home get less marketing than with a big brokerage?

No — it gets the same MLS, the same Zillow, the same buyer eyeballs. Buyers find homes online; no one buys a house because of the brokerage's brand on the sign.

What if my home doesn't sell?

You pay nothing — our fee is due at closing, and you can cancel the listing anytime before you accept an offer. All the risk is on us to perform.

What areas do you cover?

The whole Twin Cities metro — Minneapolis, St. Paul, Edina, and the surrounding suburbs.
