Meet Whitcombe & Frost

We Live at 7,000 Feet

Seventeen winters in Park City teach you things a market report can't — which buildings hold value when the snow is thin, which 'ski-in' claims are really a shuttle ride, and where morning sun hits first in January.

Whitcombe & Frost are full-time locals who ski the runs behind the homes we sell. That's how our buyers end up in the right building, on the right side of the mountain — and how our sellers get offers in April.

  • Full-time Park City locals since 2009
  • True ski-access verification on every listing
  • HOA, assessment & rental-rule expertise
  • $900M+ in mountain sales

Every Way to Own the Mountain

From slopeside chalets to rental-ready condos — winter and summer.

The Local Difference

What We Check Before You Buy

Mountain property has failure modes flatland agents never see. We check them all.

True Ski Access

We verify every 'ski-in ski-out' claim on skis — run, traverse, and return — before you tour.

HOA Health & Assessments

Reserve studies, pending assessments, and rental rules read before you write an offer.

Snow Load & Systems

Roofs, heat tape, boilers, and radiant systems inspected by people who know 300-inch winters.

Rental Performance

Real booking data for every resort zone, so an investment condo pencils before you buy.

Sun, Slope & Access

Winter driveway grades, north-facing ice, and which decks get February sun.

Water & Elevation

Wells, water shares, and altitude quirks on out-of-town acreage — checked, not assumed.

Why Park City

A Mountain Market That Works Year-Round

The case for owning here isn't just powder.

Two Peak Seasons

World-class winters and festival-packed summers keep demand — and rental calendars — full year-round.

35 Minutes to SLC Airport

The most accessible major ski town in America. Land at noon, ski by two.

Scarce, Protected Inventory

Mountain terrain and open-space limits keep supply tight — the long-term math of scarcity.

Legendary Snow

Utah's greatest snow on earth, and the lift-served terrain to use all of it.

How It Works

From First Chair to Closing

Client Stories

Buyers Who Found Their Mountain

We looked at ski property for two winters with another agent and got nowhere. Whitcombe & Frost understood immediately what 'true ski-in ski-out' means, showed us six real ones, and we closed on a Deer Valley townhome before the season opened. They know every run, every building, every HOA.

As out-of-state buyers we needed people on the ground. They toured on video, flagged a building assessment we'd never have caught, and negotiated hard. Our Canyons condo books solid all winter.
Priya & Dev N.Canyons Village Investors
They sold our Old Town chalet in twelve days, above list, in April — after the lifts closed. The summer-mountain marketing angle they ran was something no other agent even mentioned.

Selling on the Mountain

Your Chalet Deserves a Four-Season Story

Most mountain listings market one season and go quiet in spring. We sell the whole year — powder mornings and wildflower summers, firelit evenings and festival weekends — to a buyer pool we've built across seventeen winters.

That's why our listings move in April as well as January, and why they close above list more often than the market average.

  • Four-season marketing, not just powder shots
  • A 17-year buyer network, coast to coast
  • Above-list results after the lifts close

Mountain Questions

What Buyers Ask Us

What does 'ski-in ski-out' actually mean here?

It varies wildly — from skis-on-at-the-door to a shuttle ride the listing didn't mention. We verify true ski access on every property before you tour, on skis when the season allows.

Can a condo really cover its own costs?

Many do, in the right building and zone. We'll show you real booking data — not projections — for every resort area before you offer.

We live out of state. How does buying remotely work?

Most of our buyers do. Live video tours, local inspections, HOA document review, remote closing, and a property-management handoff — all handled.

What should we know about HOAs in resort buildings?

Everything — reserves, pending assessments, rental caps, and pet rules. A cheap HOA with an empty reserve fund is the most expensive thing you can buy. We read the documents before you commit.

Is summer worth anything for rentals?

Park City summers book strong — festivals, trails, and cool air. Two peak seasons are exactly why this market outperforms one-season ski towns.

Which areas do you cover?

All of greater Park City — Old Town, Deer Valley, Canyons Village, Silver Lake, Kimball Junction, and Jeremy Ranch.
