Flat & Low-Slope Roofs, Sealed for Good — Low-Slope Roofing in Chicago, IL
Chicago's flat and low-slope roofs need a membrane specialist, not a shingle crew. Lowline installs EPDM, TPO, and modified-bitumen roofs on two-flats, additions, and garages — sealed watertight and backed by a leak-free guarantee.

Flat Roofing, Done by Specialists
Membrane systems for every flat and low-slope roof in the city.
Flat Roofs Are Their Own Trade
A pitched-roof crew can't do a flat roof right. We only do low-slope.
Membrane, Not Shingles
Flat roofs need welded or bonded membranes, not shingles. We install the systems low-slope actually requires.
We Fix the Ponding
Standing water kills flat roofs. We re-pitch drainage and seal so water leaves the roof, not into your ceiling.
Leak-Free Guarantee
Every seam and penetration sealed, and a written leak-free guarantee behind the whole roof.
20-Year Warranties
Modern EPDM and TPO systems carry two-decade manufacturer warranties — we register yours.

Chicago's Flat-Roof Specialists
Half of Chicago's housing — two-flats, greystones, additions, garages — wears a flat or low-slope roof, and almost none of it should be roofed by a shingle crew. A flat roof is a membrane, sealed at every seam and pitched to drain, and getting it wrong means water in your ceiling. Lowline does one thing: low-slope. Sixteen years, 4,600 flat roofs, and a leak-free guarantee behind every one.
- ✓Flat & low-slope only — that's the specialty
- ✓EPDM, TPO & modified-bitumen membranes
- ✓We fix ponding and drainage, not just leaks
- ✓Leak-free guarantee, IL licensed
Chicago Flat Roofs We've Sealed

Why Ours Stay Dry
Low-Slope Is All We Do
Sixteen years and 4,600 flat roofs — the membrane craft the pitched-roof trade never really learns.
We Solve the Drainage
A dry flat roof is a drained flat roof. We re-pitch and detail so water leaves fast, not ponds and seeps.
Sealed at Every Seam
Welded and bonded seams, sealed penetrations, and proper flashing — the details that keep a membrane watertight.

Ponding Water Is a Roof-Killer
On a flat roof, standing water is the enemy — it works into seams, freezes and expands in Chicago winters, and eventually finds its way into your ceiling. Most 'flat' roofs actually need a slight pitch to drain, and when they don't have it, no membrane lasts. Lowline re-pitches drainage, adds crickets and tapered insulation where needed, and details the drains so water leaves your roof fast. Fix the ponding and the roof lasts; ignore it and it never will.
- ✓Standing water destroys flat roofs
- ✓We re-pitch drainage and add crickets
- ✓Tapered insulation where the roof needs slope
- ✓Water leaves the roof — not your ceiling
Chicago Homeowners on Lowline
Our Logan Square two-flat had a flat roof that leaked every spring and three different roofers just kept patching it. Lowline tore off the old layers, installed a proper EPDM membrane, and it's been bone dry for two Chicago winters. They actually know low-slope — it's not the same as a pitched roof.
Flat roof over our modern addition was ponding water and staining the ceiling. Lowline re-pitched the drainage, installed TPO, and sealed every penetration. No more ponding, no more leaks, and they explained everything. Finally a roofer who gets flat roofs.
Fast, fair, and they came out at night when our garage roof failed in a storm. Tarped it, then installed a new rubber roof that looks and performs great. Lowline is our flat-roof roofer for life.
Flat Roofing FAQs
Why can't a regular roofer do my flat roof?
A pitched roof sheds water with shingles; a flat or low-slope roof holds water and must be sealed with a continuous membrane, welded or bonded at every seam and pitched to drain. It's a genuinely different trade, and doing it with shingle-roof methods is why so many flat roofs leak. We only do low-slope.
What's the best flat-roof membrane for Chicago?
For most homes, EPDM rubber is the proven, cost-effective choice and handles freeze-thaw beautifully. TPO adds a reflective, energy-efficient white surface, and modified bitumen suits high-traffic or complex roofs. We'll recommend the right system for your roof and budget.
My flat roof ponds water — is that a problem?
Yes — standing water is the number-one killer of flat roofs. It works into seams and freezes in winter. Most ponding is a drainage problem we fix by re-pitching, adding crickets, or tapered insulation so water actually leaves the roof. Solving the ponding is often what makes the difference.
Can you repair or coat my flat roof instead of replacing it?
Often, yes. If the membrane and structure are sound, a repair or a silicone/acrylic coating can seal and extend it for a fraction of replacement. We'll inspect and tell you honestly whether a repair, coating, or new membrane is the right call.
Do you offer emergency leak service?
Yes, 24/7. If your flat roof is actively leaking, we'll respond fast to tarp and stop the water, then schedule the permanent membrane repair or replacement.
