Almost never. On a tile roof, the tiles usually last 50+ years but the underlayment beneath them lasts 20–30. The fix is typically to lift the good tile, replace the underlayment, and re-set it — a fraction of the cost of a full replacement. We'll tell you honestly which you need.
What's the difference between clay and concrete tile?
Clay (including Spanish barrel tile) is the classic Southwest look with the longest life and richest color. Concrete tile is more affordable, comes in more profiles, and is very durable. Both are excellent — we'll help you choose based on your home and budget.
Is tile really better in the Arizona heat?
Yes. Tile's thermal mass and the air gap beneath it keep your attic cooler than shingle, which lowers cooling costs. It's also fireproof and stands up to monsoon winds far better than lesser roofs.
