The short answer

Gutter cleaning costs $100 to $250 on average, or $0.50 to $2.50 per linear foot (HomeGuide, November 2025). By height, HomeGuide's prices are $70–$200 for a single-story home, $100–$275 for two stories and $130–$400 for three or more; most homes have 150 to 200 linear feet of gutters, and companies charging by the hour run $40–$80.

The other publishers agree on the middle. HomeAdvisor puts the typical job at $119–$234 with a $168 average and $0.95–$2.25 per linear foot (June 2026); Angi's 2026 figure is the same $168 average from 37,376 projects, $119–$234 for most homeowners, with per-foot rates of $0.95–$1.25 for one story, $1.00–$1.85 for two and $1.25–$2.25 for three (October 2026). Housecall Pro's price guide puts most jobs at $125–$320 — $100–$180 for a single-story home, $150–$275 for two stories, $250–$400+ for three — with hourly rates of $50–$100 (January 2026).

The add-ons are where a flat price turns into a fair one: flushing clogged downspouts $60–$150, removing a gutter screen to clean under it $30–$80, hauling the debris away $20–$35 (HomeGuide); roof debris blow-off $75–$200 and minor repairs or resealing $50–$150 (Housecall Pro). Roof cleaning in the same visit runs $250–$600, and most companies discount the pair (HomeGuide).

Price by height, measure the run, list the add-ons, and put the “from” price on your website — the homeowner looking up at a clogged gutter in October books the first company whose price they can see.

THE PRICING FORMULA

How to price a gutter cleaning job

Six steps from the length of the run to the number on your price list.

01

Measure the run

Most homes have 150 to 200 linear feet of gutters (HomeGuide, November 2025). Angi puts it at 125 to 200 feet (October 2026). Walk the perimeter on the first visit; after that, the satellite view is close enough for a “from” price.

02

Price by height first

$70–$200 for a single-story home, $100–$275 for two stories, $130–$400 for three or more (HomeGuide) — the ladder, the harness and the time are what a second story adds. Per foot, Angi's rates rise from $0.95–$1.25 for one story to $1.25–$2.25 for three.

03

Know your true hourly cost

Wages plus payroll costs, the truck, insurance, the ladders and the unbillable drive — then compare it with the $40–$80 an hour the market pays (HomeGuide) or Housecall Pro's $50–$100. Hourly pricing suits a house you can't see from the road; flat pricing wins the phone call.

04

List the add-ons

Clogged downspouts $60–$150, screen removal $30–$80, haul-off $20–$35 (HomeGuide); roof blow-off $75–$200 and small repairs $50–$150 (Housecall Pro). Say which are included before the ladder goes up.

05

Price the route, not just the visit

Housecall Pro's quarterly-service example is a small commercial building with 180 feet of gutter: $1.60 per linear foot as a one-time clean, $1.30 on the recurring plan — $234 a visit and $936 a year over four visits (January 2026). The recurring rate is lower because the gutters are cleaner and the stop is on your route, and the same logic prices a quarterly home.

06

Bundle the roof and the house wash

Roof cleaning runs $250–$600 and most companies discount it alongside the gutters (HomeGuide). If you pressure wash too, the house wash is the same truck on the same day — see the pressure washing guide linked below.

The formula, worked through

Say a two-story home with two clogged downspouts — Housecall Pro's own worked example (January 2026).

Its base price for the two-story home is $220, inside HomeGuide's $100–$275 band. Downspout flushing is $50 each, so two add $100: the total is $320. The same company's single-story example is $140 flat with nothing to add.

Its third example is a route stop rather than a home: a small commercial building with 180 feet of gutter on a quarterly plan, priced at $1.30 per linear foot instead of the $1.60 one-time rate — $234 a visit, $936 for four visits a year. The figures are the publisher's examples; your ladder time, your crew and your market make them yours.

What to charge in your area

The ranges on this page are US national figures. Prices follow local costs: the Bureau of Economic Analysis puts overall prices in California at 110.7 against a US average of 100, and Arkansas at 86.9 (2024 regional price parities, released February 2026). So a $175 two-story clean in an average market is about $195 in California and about $150 in Arkansas.

Trees set the price as much as the state does. Angi notes that seamed gutters, which clog more easily, run $165–$250 to clean against $120–$175 for seamless (October 2026), and Housecall Pro charges more for heavy leaf or pine buildup and steep or narrow access (January 2026) — an oak-lined street in October is a different job from the same house in May.

Outside the US, treat the ranges as a shape, not a price — by height, by foot, with the downspouts and the debris on their own lines — and check what local companies list on their own websites.

Put your prices on your website

A price list — even “from” prices — answers a customer's first question before they pick up the phone, and it's the line an AI assistant can quote when someone asks what gutter cleaning costs near them.

If you build your site with Zarla, tell the editor “add a pricing section: single-story homes from $70, two-story homes from $100, downspout clearing from $60” and your prices go on the site, in a section you can edit any time. Gutter cleaning pricing: common questions

How much should I charge to clean gutters per linear foot?

$0.50–$2.50 per linear foot (HomeGuide, November 2025); HomeAdvisor's range is $0.95–$2.25 (June 2026). By height, Angi puts it at $0.95–$1.25 for one story, $1.00–$1.85 for two and $1.25–$2.25 for three (October 2026). The calculator above prices a run at the national rate.

How much should I charge for a two-story home?

$100–$275 (HomeGuide, November 2025); Housecall Pro's range is $150–$275 and its three-story range $250–$400+ (January 2026). The second story adds the ladder work and the harness, not just the feet.

How much should I charge for clogged downspouts?

$60–$150 on top of the cleaning (HomeGuide, November 2025); Housecall Pro prices downspout flushing at $25–$75 per downspout (January 2026) and HomeAdvisor at $50–$100 for the job (June 2026). Say whether downspouts are included before you climb.

How much should I charge per hour for gutter cleaning?

$40–$80 an hour (HomeGuide, November 2025); Housecall Pro puts time-based rates at $50–$100 depending on the market and crew size (January 2026). Most companies turn the hours into a flat price per home once they've seen it.

Should I charge less for a recurring customer?

A little — Housecall Pro's quarterly-service example, a small commercial building with 180 feet of gutter, prices a one-time clean at $1.60 per linear foot and the recurring visits at $1.30: $234 a visit, $936 a year over four (January 2026). The gutters are cleaner and the stop is on your route, so the lower rate still pays better per hour — on a home as much as on a storefront.

Do gutter guards change the price?

Removing a gutter screen to clean under it adds $30–$80 (HomeGuide, November 2025). Angi notes guards can cut a homeowner's cleaning bill by up to 50% over time and cost $6–$8 per linear foot to install (October 2026) — a line worth offering if you install them.

Should I put my gutter cleaning prices on my website?

Yes — a “from” price by home height and the common add-ons. Homeowners search when the gutter overflows and book the first company that tells them what it costs, and an AI assistant can only quote a published price. On a Zarla site, tell the editor “add a pricing section” with your prices, and change them any time.
