The short answer
Window cleaning costs customers $150 to $302 a visit, with a national average of $221; cleaners charge $8 to $16 per standard residential window inside and out, $4 to $8 exterior only, or $4 to $8 per pane (Housecall Pro's 2026 price guide, October 2026). Hourly rates run $45–$75 per cleaner, with a minimum service charge of $75–$250 to cover travel and setup on small jobs. By house, from Thumbtack's 2026 data as Housecall Pro reports it: $99–$194 for 1–5 windows, $127–$249 for 6–10, $168–$330 for 11–15 and $187–$368 for 16–20. Large picture windows run $10–$25 and bay or bow windows $15–$30.
HomeAdvisor agrees on the visit: $150–$302, around $221 or about $10 a window for the common sliding double-pane, $4–$15 per pane, $45–$75 an hour, and the average home has 22 windows by the EPA's count (June 2026). Fixr's range for a 22-window house is $190–$460 with a $310 average, $8–$40 per window by type, $4–$8 per pane, $40–$75 an hour, and third- and fourth-floor windows $3–$5 more apiece; the exterior is about 80% of an inside-and-out price — $6.40–$12.80 against $1.60–$3.20 for the inside (August 2025).
The add-ons: screens $2–$5 each, track detailing $2–$5 a window, hard-water stain removal $10–$30 a window, skylights $20–$30 each, storm windows $10–$20 each, paint or construction debris $5–$15 a window, high-rise or specialty access $15–$40 a window (Housecall Pro). Commercial glass runs $0.50–$2.50 per square foot or $6–$20 per window, with monthly contracts at $200–$400 or more.
Set a per-window rate and a minimum, list the add-ons, price the recurring visit below the first one, and put the “from” price on your website — the homeowner who just noticed the spring pollen books the first company whose price they can see.

ADD-ONS AND ADJUSTMENTS
What to add for screens, tracks, stains and skylights
The glass is the base price; the screens, the tracks and the hard-water film are their own lines — and the first visit's buildup is why the recurring rate can be lower.
| What | Typical US price · source |
|---|---|
| Screens, about 10 screens | $2–$5 per screen × 10 screens = +$20–$50 · Housecall Pro rate |
| Track detailing, about 22 windows | $2–$5 per window × 22 windows = +$44–$110 · Housecall Pro rate |
| Hard-water stain removal, one window | +$10–$30 · Housecall Pro |
| Skylight, each | +$20–$30 · Housecall Pro |
| Storm window, each | +$10–$20 · Housecall Pro |

THE PRICING FORMULA
How to price a window cleaning job
Six steps from the pane count to the number on your price list — Housecall Pro's own method, with its figures.
Know your break-even
Wages plus payroll costs, the van, the water-fed pole, insurance and the unbillable drive, divided by the hours you can sell. Housecall Pro's benchmarks: general liability about $900 a year, a business owner's policy about $2,000, workers' comp about $3,100 and commercial auto about $1,850 for a small business with 1–3 employees (October 2026).
Price from the margin, not the market
Cost ÷ (1 − target margin): a job that costs $180 at a 20% margin is $225, and charging $200 falls short (Housecall Pro). Then compare it with the $8–$16 a window or $45–$75 an hour customers pay.
Set a base rate per pane or per window
Target revenue ÷ average panes: $150 ÷ 25 panes is $6 a pane, so a 24-pane home is $144 (Housecall Pro). Per window, $8–$16 inside and out or $4–$8 exterior only; large picture windows $10–$25, bay or bow windows $15–$30.
Add the extras as lines
Screens $2–$5 each, tracks $2–$5 a window, hard-water stains $10–$30 a window, skylights $20–$30, storm windows $10–$20, high access $15–$40 a window (Housecall Pro). Fixr prices third- and fourth-floor windows $3–$5 more apiece (August 2025).
Set a minimum and a recurring rate
A $75–$250 minimum covers the drive and the setup on a small job; a first inside-and-out clean at $325 can drop to $275 quarterly because the glass stays easier and the stop is on your route (Housecall Pro).
Price commercial glass by the square foot
$0.50–$2.50 per square foot or $6–$20 a window for storefronts and buildings, $200–$400+ a month on contract, with skylights, high-rise and post-storm work adding 15%–30% (Housecall Pro). A route of storefronts is the steadiest money in the trade.
The formula, worked through
Say a home with 24 panes and 12 screens — Housecall Pro's own worked example (October 2026).
At a $6 base rate per pane the glass is $144; screen cleaning at $3 a screen adds $36, so the price is $180. Its second example is a 22-window home at $280 for the glass plus track detailing at $3 a window, $66 — $346 in all. Both sit inside the $150–$302 most customers pay and Fixr's $190–$460 for a 22-window house.
On a quarterly plan the same first-visit price of $325 drops to $275 a visit, and a storefront at $10 a window for 12 windows is $120 a visit, $1,440 a year on a monthly contract (Housecall Pro). The figures are the publisher's examples; your pane count, your crew and your market make them yours.
What to charge in your area
The ranges on this page are US national figures. Prices follow local costs: the Bureau of Economic Analysis puts overall prices in California at 110.7 against a US average of 100, and Arkansas at 86.9 (2024 regional price parities, released February 2026). So a $12-a-window rate in an average market is about $13 in California and about $10 in Arkansas.
Height matters more than the state: Fixr prices third- and fourth-floor windows $3–$5 more each because of the ladders and lifts (August 2025), HomeAdvisor notes companies switch to hourly pricing on multi-story work and charge more above three or four stories (June 2026), and Housecall Pro adds $15–$40 a window for high-rise or specialty access (October 2026).
Outside the US, treat the ranges as a shape, not a price — per window or per pane, a minimum, the extras as lines, a lower recurring rate — and check what local companies list on their own websites.

Window cleaning pricing: common questions
$8–$16 per standard residential window inside and out, or $4–$8 exterior only (Housecall Pro, October 2026); HomeAdvisor's average is about $10 a window (June 2026) and Fixr's range by window type $8–$40 (August 2025). The calculator above prices the count with the extras.
$4–$8 per pane (Housecall Pro, October 2026; Fixr, August 2025), which HomeAdvisor widens to $4–$15 (June 2026). Per-pane pricing suits French and multi-pane windows, where a per-window rate undercharges the work.
$99–$194 for 1–5 windows, $127–$249 for 6–10, $168–$330 for 11–15 and $187–$368 for 16–20 (Housecall Pro, October 2026). Most customers pay $150–$302 a visit around a $221 average (Housecall Pro; HomeAdvisor), and Fixr's 22-window house runs $190–$460 (August 2025).
Yes — $75–$250 is the common minimum service charge, covering travel, setup and admin on small or exterior-only jobs (Housecall Pro, October 2026). Set yours from your own break-even, not the neighbour's.
Screens $2–$5 each, track detailing $2–$5 a window, hard-water stain removal $10–$30 a window, skylights $20–$30 each and storm windows $10–$20 each (Housecall Pro, October 2026); HomeAdvisor lists screens at $5, solar screens $10, tracks and sills $1 a window and calcium removal $15 a pane (June 2026).
$45–$75 an hour per cleaner (Housecall Pro, October 2026; HomeAdvisor, June 2026); Fixr's range is $40–$75, up to $85 for high-rise work (August 2025). Hourly suits post-construction and neglected glass; per-window pricing wins the phone call.
$0.50–$2.50 per square foot or $6–$20 per window for storefronts and buildings, with monthly contracts at $200–$400 or more and skylight, high-rise and post-storm work adding 15%–30% (Housecall Pro, October 2026).
Yes — a “from” price per window and the common add-ons. Homeowners book the first company that tells them what it costs, and an AI assistant can only quote a published price. On a Zarla site, tell the editor “add a pricing section” with your prices, and change them any time.
