The short answer
Roofers charge about $340 to $595 a square for an asphalt shingle roof, installed — RoofingCalculator's $3.40 to $5.95 per square foot (read November 2026) times the 100 square feet in a square. By shingle, 3-tab is $3.43 to $4.65 per square foot and architectural $4.11 to $5.57; Housecall Pro's band for asphalt is $4.50 to $9 per square foot (February 2026), Fixr's for a roof of any kind $3.75 to $11, averaging $4.75 (February 2026), and Fixr puts architectural shingles at $500 to $1,500 a square installed (August 2025).
The labor alone is $150 to $300 a square, about $200 on average: $150 to $175 on a simple walkable gable, $175 to $225 on a hip, $200 to $275 on a steep gable, $225 to $300 with dormers and $250 to $350 on a steep multi-story roof (SquareDash, April 2026). Labor is 40% to 60% of the bill (Fixr). Metal shingles are $7.69 to $10.41 per square foot installed, standing seam $18.11 to $24.50, concrete tile $6.27 to $8.49, clay tile $9.09 to $12.29 and slate $23.49 to $31.77 (RoofingCalculator); a flat TPO or EPDM roof is $5 to $10 (Housecall Pro).
Repairs are priced flat: $200 to $800 for a minor one, $800 to $1,500 moderate, $1,500 to $3,000 or more for a major one (Housecall Pro). The extras go on their own lines: tearing off each extra layer $1 to $3 per square foot, decking $70 to $120 a sheet, ice and water shield $250 to $750 a section, a ridge vent $300 to $900, a chimney, skylight or flashing $300 to $1,200 an item (Housecall Pro), and the permit $100 to $500 (Fixr).
Price from a measured roof — squares times the pitch multiplier, materials from the supplier's quote, labor hours times a loaded wage, overhead per labor hour, then the margin: Jobber's worked 23-square job costs $13,052.80 and sells for $15,010.72 at a 15% markup (June 2026), and Housecall Pro targets a 20% to 40% margin. Then put the per-square “from” price on your website: “roofing prices” is Googled about 4,400 times a month and “how much to charge for roofing” is put to AI assistants about 940 times (DataForSEO, October 2026).

RATES · NOVEMBER 2026
Roofing cost per square and per square foot (2026)
Installed prices by material, the labor on its own and repairs, with each row's worked total for a 2,000-square-foot (20-square) roof. A per-square-foot rate times 100 is the price per square: RoofingCalculator's $3.40–$5.95 for asphalt is $340–$595 a square. Fixr's $500–$1,500 a square for architectural shingles starts near the top of RoofingCalculator's $411–$557 and runs almost three times higher: one is a per-square-foot average, the other a band from basic shingles on a simple roof to premium ones on a complex one. They overlap at $500–$557 — not a contradiction. The owner-side benchmark is older: Roofing Insights put the typical company at $350–$500 a square, the lowest it had seen at $250 and the highest at $650 (November 2020).

THE PRICING FORMULA
How to price a roofing job
Six steps from the measured roof to the number on your price list.
Measure the roof in squares
Footprint × the pitch multiplier ÷ 100: Jobber's 30 × 60 ft house is 18 squares flat, 22.32 at 5/12 (×1.24), rounded up to 23; the multipliers run 1.15 at 3/12 to 1.70 at 12/12 (June 2026). Add 10%–15% waste on the shingles, up to 20% on a complex roof (Jobber's shingle calculator).
Price the materials per square from the supplier
Three bundles cover a square (Jobber's shingle calculator); Fixr puts a bundle of architectural shingles at $66.60–$333 (August 2025). Jobber's example: $4 per square foot of shingles on 23 squares is $9,200, plus $700 of nails, flashing, underlayment and vents — $9,900.
Cost the labor by the hour, loaded
Crew × hours × a wage that carries taxes and insurance: Jobber's two roofers for 40 hours is 80 hours at $24.51 plus 20%, $29.41 — $2,352.80. Check it against SquareDash's $150–$300 a square (April 2026): 23 squares is $3,450–$6,900.
Spread the overhead over labor hours
Weekly overhead ÷ weekly labor hours: Jobber's $900 over 90 hours is $10 an hour, so $800 on the 80-hour job — $13,052.80 all in.
Add the margin
Price = cost ÷ (1 − margin). Housecall Pro's $10,000 break-even at 30% is $14,285, and it targets 20%–40% (February 2026); Jobber's 15% markup on $13,052.80 is $15,010.72, a 13% margin — most roofing companies net 5%–10%, the well-run ones 12%–15%, and NRCA's 2018 average was 6% (Jobber).
Check it per square, then write it down
$15,010.72 over 23 squares is about $653 a square — inside Fixr's $500–$1,500 a square installed (August 2025). Roofing Insights' rule from the sales side: close 50% of leads at $350 a square rather than 20% at $500 (November 2020). Put the per-square “from” price and the add-on lines on the paper and on your website.
The formula, worked through
Say a single-story house, 30 by 60 feet, at a 5/12 pitch, architectural shingles — Jobber's own example (June 2026). The footprint is 1,800 square feet, 18 squares; times the 1.24 pitch multiplier that's 22.32, rounded up to 23 squares.
Materials: $4 per square foot of shingles on 2,300 square feet is $9,200, plus $700 for nails, flashing, underlayment and vents — $9,900. Labor: two roofers for 40 hours is 80 hours at $29.41 loaded ($24.51 plus 20% for taxes and insurance) — $2,352.80. Overhead at $10 per labor hour is $800. Cost: $13,052.80.
A 15% markup makes it $15,010.72 — $1,957.92 of profit, a 13% margin, about $653 a square. That sits inside Fixr's $500–$1,500 a square for architectural shingles installed (August 2025) and, at $6.53 per square foot, above RoofingCalculator's $4.11–$5.57 for architectural shingles but inside Housecall Pro's $4.50–$9 (February 2026) — so this crew either buys the shingles for less than $4 a foot or sells on the warranty and the crew. The figures are Jobber's; the comparison is ours, and your material quote, wages and overhead are what make the price yours.
What to charge in your part of the country
Labor is 40% to 60% of a roofing bill (Fixr), so the per-square rate moves with local wages: SquareDash's $150-a-square labor is a simple walkable gable in the Southeast, and its $300 is a steep hip roof with dormers in the Northeast (April 2026). The Bureau of Economic Analysis puts overall prices in California at 110.7 against a US average of 100 and Arkansas at 86.9 (2024 regional price parities, released February 2026) — so a $500-a-square roof in an average market is about $554 a square in California and about $435 in Arkansas.
In the US, a replacement usually needs a building permit — $100–$500 (Fixr, February 2026), pulled by the contractor and shown on the price as its own line — and whether a roofer needs a state license or registration is decided state by state; our guide to starting a roofing business lists each state's rule. Check your city and your state contractor board before you price work that needs a permit.
Outside the US, treat the ranges as a shape, not a price — a per-square rate by material, labor on its own, tear-off and decking as separate lines, and a margin on top hold everywhere — and check what local roofers list on their own websites.

Roofing cost per square: common questions
About $340–$595 a square for asphalt shingles, installed — RoofingCalculator's $3.40–$5.95 per square foot (read November 2026) times 100. Fixr puts architectural shingles at $500–$1,500 a square installed (August 2025), and Roofing Insights' benchmark from the owner's side is $350–$500 a square, $250 to $650 at the extremes (November 2020). The calculator above prices any number of squares, with the pitch and the extras.
$150–$300 a square, about $200 on average — $150–$175 on a simple walkable gable, up to $250–$350 on a steep multi-story roof, and a steep pitch (8/12 and up) adds $50–$100 a square for the harness and toe-board work (SquareDash, April 2026). Fixr puts the labor at $3–$5 per square foot, approaching $7 on complex roofs (August 2025); labor is 40%–60% of the total (Fixr, February 2026).
By material, installed: 3-tab asphalt $3.43–$4.65, architectural $4.11–$5.57, metal shingles $7.69–$10.41, standing seam $18.11–$24.50, concrete tile $6.27–$8.49, clay tile $9.09–$12.29, slate $23.49–$31.77 (RoofingCalculator, read November 2026); flat TPO or EPDM $5–$10, metal $8–$15, tile or slate $12–$25 and up (Housecall Pro, February 2026).
Roofing is priced by the square, not the hour — but the hour is the check. RoofingCalculator puts a roofer at about $130 an hour and a general roof laborer at about $35 (read November 2026); the median roofer's wage is $26.65 an hour (O*NET, 2025 wages), and Jobber's example loads a $24.51 base to $29.41 with 20% for taxes and insurance (June 2026). Divide your labor line by the crew hours: under the loaded wage, the per-square rate is too low.
Housecall Pro prices each extra layer at $1–$3 per square foot (February 2026). SquareDash's tear-off is $1.00–$1.75 per square foot — $1.00–$1.25 for one layer of shingles, $1.25–$1.75 for two, $1.50–$2.00 for wood shake and $2–$4 for tile or slate (April 2026) — and Fixr's removal averages $50 a square with the dump fees, up to $150 for heavy or layered roofs (February 2026). Decking that turns out rotten is its own line: $70–$120 a sheet (Housecall Pro).
$200–$800 for a minor repair, $800–$1,500 for a moderate one and $1,500–$3,000 or more for a major one (Housecall Pro, February 2026); most repairs land between $400 and $1,500, and Fixr's average repair is $1,150 (February 2026). Price the trip and the diagnosis into the minor band — a flashing leak is an hour on the roof and a drive each way.
Housecall Pro targets 20%–40% and prices at break-even ÷ (1 − margin) — $10,000 at 30% is $14,285 (February 2026). Jobber's figures are leaner: most roofing companies net 5%–10%, well-run ones 12%–15%, and NRCA's 2018 average was 6% (June 2026). Markup and margin aren't the same number — a 15% markup is a 13% margin.
Yes — a “from” price per square for a shingle roof, with repairs and the add-on lines listed, answers the first question before the call. On a Zarla site, tell the editor “add a pricing section” with your rates, and change them when material prices move.
